The Future of North Peoria: Saddleback, Vistancia Growth, and What It Means for Families
North Peoria is evolving right in front of us, and if you’ve driven anywhere near Vistancia lately, you’ve seen the evidence — new rooftops, roads being cut into the desert, and entire communities taking shape. As someone who’s lived in the Valley since 2002, it’s been incredible to watch this corner of the Phoenix area transform, and the pace of change isn’t slowing down anytime soon.
Saddleback: The “Scottsdale of the West Valley”
Set to open in 2026, Saddleback is one of the most anticipated master-planned communities in the North Valley. With both gated and non-gated neighborhoods, it promises some of the best views around — stretching from the Cardinals stadium to the downtown Phoenix skyline.
But what really sets Saddleback apart is its connection to the outdoors. Nearly every home will connect to over 60 miles of pathways and trails, including the 13-mile Saddleback Trail, which leads all the way to Saddleback Mountain. Imagine stepping outside your door for a morning hike, bike ride, or sunset stroll.
Planned amenities lean into a desert-inspired lifestyle: pools, adventure hubs, outdoor workspaces, pop-up retail, public art, and even stargazing areas. Builders already confirmed include Camelot Homes, with larger ~⅓ acre lots and homes in the 3,000–5,500 sq. ft. range, along with Taylor Morrison and Lennar building on more traditional lot sizes. More builders are expected to be announced as the project moves forward.
Over time, Saddleback is also expected to connect directly to SR-74 (Carefree Highway), further boosting accessibility and value. It’s no wonder this community is already being called the “Scottsdale of the West Valley.”
Other Growth Around Vistancia
Saddleback isn’t the only project to watch. Here are a few more highlights shaping the area:

Northpointe at Vistancia: Sales are active with Shea Homes, Richmond American, David Weekley, and others continuing to release new phases.

Mystic: Builders like Lennar, Taylor Morrison, D.R. Horton, and Brightland are moving forward, with a new park also in the works near the clubhouse.

Vistancia Village: Brightland is preparing Saguaro Hills, one of the last phases of the Village, tying into existing amenities and design.

Community Infrastructure: Growth is bringing new support — a fire station, city park, expanded police presence, and land reserved for a possible future PUSD school.
Amkor Relocation and Five North’s New Direction
One of the biggest shifts in Vistancia’s story is the relocation of Amkor Technology. Originally slated to be part of Five North, the advanced semiconductor facility will now be built at the Peoria Innovation Core (PIC) near Loop 303 and Lake Pleasant Pkwy, with groundbreaking set for October.
With Amkor out, Five North is pivoting toward healthcare and education. HonorHealth has signed a Letter of Intent for an 8-acre medical district, with room to expand into a full-service hospital in the future. West-MEC is also proposing a 5–7 acre medical and CTE-focused campus nearby, with agreements expected by year-end.
In short: Amkor is out of Vistancia, and healthcare and education are in.
What This Means for Homeowners and Families
Looking ahead, I see a clear divide taking shape. The Upper West Side is thriving as a family-friendly hub, while North Phoenix is evolving into a business and industrial center. Both bring something valuable — one rooted in community and lifestyle, the other in opportunity and growth.
For homeowners, this growth means stronger resale value and more nearby amenities. For buyers, it means the chance to get into neighborhoods before they mature and prices rise. And for families, it means watching our corner of the Valley evolve into a place where multiple lifestyles can thrive side by side.
