The Fall Listing Window in Phoenix Is Shorter Than Most Sellers Realize
If you have been thinking about selling your home before the holiday slowdown, there is something worth understanding before you decide when to start.
The fall market in Phoenix is real — but it is shorter than most people realize. And the sellers who do well in it are the ones who plan ahead instead of reacting.
What the Market Is Telling Us Right Now
Something shifted quietly this summer that sellers need to know about.
Earlier this year active listings were running nearly 8% below where they were in 2025. In August that gap is down to 0.68%. The supply advantage sellers had for most of this year has essentially faded. Months of supply are building across every price range — the $250K to $500K range moved from 3.0 months in July to 3.7 in August. The $750K to $1M range went from 3.53 to 4.71.
This is not a panic signal. But it is an important shift — and it matters a lot when it comes to timing.
Spring is historically the best time to sell in Phoenix. More buyers, more competition, stronger outcomes. Fall gives you a second window — but it closes faster than most people expect, historically around the end of October into mid-November.
What the Listing Timeline Actually Looks Like
Once we have an agreement signed, the first step is scheduling photos. While we are waiting on photos we are working on the back end — paperwork, prepping the MLS, writing the description. Once photos come back — generally within 24 to 48 hours — we go through them, handle any virtual staging or item removal, and load them into the MLS.
One thing we do a little differently — we use a smaller number of photos intentionally. The goal is not to show everything. It is to show just enough to make someone want to come see it in person.
Once everything is ready, we aim to list between Tuesday and Thursday. Data shows that homes hitting the market on those days tend to generate stronger showing activity right out of the gate. List Friday through Monday and you risk catching buyers who have already locked in their weekend showings or are coming off a weekend where they may already be writing an offer on something else. Tuesday through Thursday is the sweet spot.
